Instant Offices, a leading broker in the office space sector, approached us in Spring 2023 with a challenging brief.
Their office at the time, based in Hoults Yard on the outskirts of Newcastle city centre, had failed to meet their employees’ needs, necessitating long commutes, and falling short in terms of local amenities.
Since company culture and employee happiness are central to Instant Offices’ operations, they wanted to secure a new office space that over-delivered on expectations.
Importantly, they had three specific priorities that had to be met by their new office:
• A central location that significantly reduced staff travel times
• A space that was tailormade for their needs, with distinct areas for collaboration
• A compelling local scene full of amenities that boosted employee experience
A core aim of the move was to make their office a destination for employees, ensuring that their return to centralised work from a hybrid policy was supported by a compelling workspace.
The Airivo solution
3 Hood Street, located in the heart of Newcastle city centre, just off Grey Street was a perfect fit for the brief. We’d already fitted out three of the five floors as ‘plug-and-play’ serviced office space but decided this project warranted a dedicated fit-out for a standalone floor, designed from the ground up to suit Instant Offices’ discerning needs.
With the awareness that we had to work fast to align with their plans, we set about designing and implementing an office space fit-out that would not only deliver what they’d asked for but go above and beyond.
After just 6 weeks, we’d realised our joint vision and were ready to show Instant Offices their new space. The core elements included:
• Diverse working areas including traditional desk banks, collaborative spaces, and quiet zones
• A central meeting room and several private phone booths to meet privacy requirements
• Flawless wheelchair accessibility, which was a point of importance for Instant Offices
• Dedicated internet and phone lines to ensure high performance
• Several breakout spaces designed to suit casual collaboration and support company culture
The space was a perfect fit for their requirements and, combined with the benefits of the hyper-central location, constituted a huge success.
